Lekki Phase 1 is the established residential counterpart immediately across the Lekki–Epe axis, planned, serviced and mature.
Neither is objectively better. They suit different priorities, and the honest comparison is about trade-offs.
Victoria Island: proximity at a premium
If your working life is on the Island, VI removes the commute entirely. That convenience is priced in, and land scarcity means new residential stock is almost always vertical, high-rise apartments rather than houses.

Lekki Phase 1: space, planning and a shorter hop than people assume
Lekki Phase 1 was laid out as a residential district and still reads like one, gridded streets, lower density, and a mix of apartments, terraces and duplexes rather than towers alone.

How to decide
Choose Victoria Island if your work or client base is on the Island, you want a high-rise with full building amenities, and you value being inside the commercial core more than square metres.
Choose Lekki Phase 1 if you want more space for the money, prefer lower-density living, are buying for a family, or want the option of a terrace or duplex rather than an apartment.
For buyers letting the property rather than occupying it, both districts draw from the same tenant pool of professionals, expatriates and diaspora owners, so the decision rests more on the specific building than on the postcode.
